Master Plan - Overview



This is the basic run down of what we are trying to accomplish with the house. Not all of this will need to be done, and not necessarily in this order, but its a pretty good rough outline of what we are trying to accomplish. As all master plans go, we will certainly need to make alterations along the way as we encounter certain unforeseen forces at work against us [insert sinister music here].


  1. (Continuous!) Clean - Clean - Clean - Dog urine odor/bird droppings in the attic/general cleaning 
  2. Check Septic/Electric/Well/Furnace/Fill Propane
  3. Basement Remediation  - including demolition of ceiling and walls/hauling and washing 
  4. Demolition 
    • Ceramic tiles in parlor
    • kitchen floor - 
      • Remove Kitchen Cabinets, Appliances, and Floors
    • wall paneling in kitchen/entry and stairwell (tacky!) 
    • parlor ceiling
    • first floor hall ceiling
    • rear porch laminate 
    • stairway wall (To make sure the proper header is in place over poorly installed window)
    • first floor bathroom chase wall (behind tub for running plumbing to second floor on interior wall - currently this is in an exterior wall which is not preferred)
    • second floor bathroom plumbing and floor (possibly adjacent closet floor, depending on where plumbing runs up from basement)
    • bedroom flooring as needed
    • Trim - Various trim throughout is done very poorly and needs to be redone
    • Various plaster repairs throughout 
    • "enclosed" front porch walls with wood stove (+ bee hives in wall)
    • Gutters/Soffets - (probably wait till spring for this project)
  5. Reinforce basement stairs
  6. Disconnect electrical wires that will get in the way of leveling floors
  7. Build Temporary braces, level floors, install new headers
    • Supplies -
      • 3 - 16' 2x8,s
      • lag bolts
      • floor jacks
      • large wrench
      • pipe that fits over wrench handle
      • construction adhesive
      • screws/nails
      • assorted lumber, may be enough on site
      • shims
      • levels - construction, line or laser
  8. Rough HVAC
    • Return vent second floor
    • Fix supply runs to second floor
    • balance supply vents
  9. Rough Plumbing
    • Organize current plumbing  - straighten it up 
    • Run Plumbing to second floor bathroom
    • Plan/Prepare for possible second floor laundry/master bath
    • Replace water heater with larger gas
  10. Upper Bathroom finish plumbing
    • Toilet
    • Vanity/Sink
    • Tub/Shower
  11. Exterior Doors/Windows -  Cover with plastic for now, or find cheaper replacements as needed.
  12. Floors
    • Sand and refinish usable hardwoods
    • Tile/vinyl in kitchen
    • Tile/vinyl in upstairs bathroom 
    • Laminate in girls room
    • Laminate on rear porch or ????
    • Paint basement floor (?)
  13. Drywall/Plaster Repair - throughout
    • Hang Drywall and/or paneling 
      • Parlor ceiling
      • Master bedroom ceiling
      • Upper bathroom
      • ???
    • Mud-Sand-Mud-Sand-Mud-Sand-Mud-Sand etc. (Lots of poor work to cover up folks!)
    • Paint (FINALLY!) 
  14. Kitchen
    • Install Cabinets/Sink  (Have sink- need cabinets)
    • Install appliances - (May wait until we move as these will be from our current house)
  15. Final Clean Up - Make "Nolan-Safe" - Move in or keep going ....
  16. Roof Work - (probably wait till spring for this project)
    • Shingles
    • Decking (at soffets) 
    • Chimney Repair 
    • Chimney cleaning
  17. Exterior Work - (probably wait till spring for this project)
    • Siding 
    • Exterior Trim
    • Drip Edges
    • Front porch repair/replace 
  18. Morton House -  (probably wait till spring for this project)
    • Remove remaining junk
    • Demo Main Floor in Main area
    • Make Larger opening if needed for Tractor/etc. - Garage Door?
    • Reinstall Kitchen? Plumbing? Bathroom?
  19. Goat Barn - Chicken Coop - Dog House or whatever it is going to be  (probably wait till spring for this project)
    • Remove remaining junk
    • Clean - Clean - Clean
  20. Grounds-  (probably wait till spring for this project)
    • Cut Down Pine Tree falling towards  House (Termites?)
    • Fill Hole at foundation - Appears to be from new well.
    • Cut Down other dead trees
    • Lots of Trimming trees and cutting firewood
    • Bush Hog - Keep low lying grass until know where water runs off.
